Restoration is the full job — for floors that are past a simple polish. It combines heavy grinding or sanding, crack and joint repair, chip and board replacement, matrix filling or densifying, honing, polishing and sealing. The goal is to take a badly worn, damaged or neglected floor back to as-new, or better.
Kota is hard and slightly porous, with natural pin-holes and colour variation from green-grey to brown. It grinds and polishes well but needs its holes and joints grouted with a colour-matched slurry during the process, or the finish looks pitted.
The process

Step 01
Survey & plan
A detailed condition survey — damage type and depth, moisture, structural cracks, previous repairs — and a written scope and quote.
Step 02
Repairs
Cracks stitched and filled, lost chips and damaged boards replaced, hollow tiles re-bedded, thresholds and edges rebuilt.
Step 03
Heavy grind / sand
Aggressive abrasives remove deep damage, old coatings, coatings and unevenness across the whole floor.
Step 04
Fill & densify
Pin-holes and open matrix are grouted with colour-matched slurry; cement-based floors are chemically densified so they stop dusting and hold polish.
Step 05
Hone, polish, seal
The floor is refined through the full grit sequence to the chosen finish and protected with the appropriate sealer or coating.
