About kota stone restoration

Restoration, done the right way.

Restoration is the full job — for floors that are past a simple polish. It combines heavy grinding or sanding, crack and joint repair, chip and board replacement, matrix filling or densifying, honing, polishing and sealing. The goal is to take a badly worn, damaged or neglected floor back to as-new, or better.

Kota is hard and slightly porous, with natural pin-holes and colour variation from green-grey to brown. It grinds and polishes well but needs its holes and joints grouted with a colour-matched slurry during the process, or the finish looks pitted.

The process

How kota stone restoration works.

Step 01

Survey & plan

A detailed condition survey — damage type and depth, moisture, structural cracks, previous repairs — and a written scope and quote.

Step 02

Repairs

Cracks stitched and filled, lost chips and damaged boards replaced, hollow tiles re-bedded, thresholds and edges rebuilt.

Step 03

Heavy grind / sand

Aggressive abrasives remove deep damage, old coatings, coatings and unevenness across the whole floor.

Step 04

Fill & densify

Pin-holes and open matrix are grouted with colour-matched slurry; cement-based floors are chemically densified so they stop dusting and hold polish.

Step 05

Hone, polish, seal

The floor is refined through the full grit sequence to the chosen finish and protected with the appropriate sealer or coating.

Why it's worth doing

The result you get.

  • Saves a floor that would otherwise be ripped out and replaced
  • Fixes the underlying damage, not just the surface
  • One contractor for repair, refinishing and sealing — no coordination
  • A 40-year-old floor can end up looking better than new
  • A fraction of the cost and disruption of a replacement

When you need it

Is this the right service?

Restoration is for floors with deep scratching and etching, cracked or lippage-ridden tiles, failed old coatings, missing chips or damaged boards, dusting matrix, or years of neglect — anything a single-day polish cannot fix.

Frequently asked questions

Common questions, answered.

Can a really badly damaged floor still be restored?

Usually yes. Unless the substrate has failed structurally or a wood wear layer is completely gone, grinding/sanding plus repair can bring almost any stone, terrazzo or timber floor back.

My kota stone has dull, grey, blotchy surface with no consistent finish — can restoration fix that?

Yes — that is exactly what restoration addresses on kota stone. We confirm the cause on the free site visit and quote the fix in writing. Restoration is for floors with deep scratching and etching, cracked or lippage-ridden tiles, failed old coatings, missing chips or damaged boards, dusting matrix, or years of neglect — anything a single-day polish cannot fix.

How do I keep my kota stone looking good afterwards?

The essentials: sweep daily — grit is Kota's main enemy once it is polished; mop with pH-neutral cleaner; avoid acid descalers. We leave you a written care plan for the specific finish.
